Key Booking Information



  1. Check-in Check-out


1.1 Check-in

Standard hours: arrival (check-in) is between 3:00 PM and 8:00 PM. During this window, you will be greeted in person by a Butler SAS host, except in special situations for which you will be notified in advance.

Arrivals after 8:00 PM or special situations: entry is autonomous, with keys collected from a partner pickup point located near the apartment.

You must provide your exact arrival time so that Butler SAS can ensure the chosen pickup point is open.

If that pickup point is closed, Butler SAS may move the keys to a 24/7 location, which may be farther from the property.

Late arrivals or no-show: any arrival after 8:00 PM or absence at key handover may incur a flat €25 surcharge, billed separately or deducted from the deposit.

We make every effort to have your accommodation ready as soon as possible and no later than 5:00 PM.


1.2 Check-out

Check-out time: until 11:00 AM unless otherwise agreed by Butler. If not, a flat surcharge may be deducted or billed to you, along with any other costs linked to delays impacting Butler’s teams or partners.

Please communicate your precise arrival time.



  1. Cleaning and Linen


2.1 Linen

All household linen is provided: bed sheets, bath towels, table towels and dishcloths. A linen change during your stay is available at an extra cost.


2.2 Cleaning

Upon departure, the property will be cleaned by our housekeeping team; the dishwasher must be empty, dishes clean and put away. If the property is excessively dirty beyond normal use, a double cleaning fee will be billed to you or directly deducted from your deposit.


2.3 Smoking

It is strictly forbidden to smoke (tobacco, e-cigarettes, cannabis or any other substance) inside the apartments and in shared areas of the buildings.

In case of non-compliance: if a persistent smell of smoke is detected, the apartment may be deemed unfit for rental for one week; the person who booked will be required to reimburse all resulting losses, namely:

  • the cost corresponding to that one-week immobilization,
  • as well as the full amounts of bookings cancelled during that period.

These costs may be deducted directly from the deposit or billed to the guest, upon presentation of supporting documents (cancelled bookings, amount of the loss suffered).


2.4 Internet Access

Internet / Wi-Fi access is included in the rental. 

BUTLER cannot be held responsible for any temporary service outage due to the internet service provider or any other cause beyond its control. No refund or commercial gesture will be granted in case of network unavailability.


2.5 Heating and Air Conditioning

Butler cannot be held responsible for any malfunction of air conditioning or heating for causes beyond its control. 

However, Butler undertakes to do its utmost to remedy a disruptive situation as quickly as possible by dispatching staff on site. No automatic full refund will be issued in case of unavailability during the stay. After Butler confirms the incident, a commercial gesture may be considered and offered by Butler.



  1. Security Deposit and Inventory Report


3.1 Security Deposit

A security deposit is systematically required for a rental. The amount depends on the apartment. It will be “pre-authorized” and “not charged” automatically on your credit card as a deposit. This amount will be released 30 days after your departure.


3.2 Inventory / Condition Report

Upon your arrival, a condition report of the property is carried out. Another is done at your departure. Both reports are checked and must be identical, unless otherwise agreed by Butler. 

If anything is found damaged in the property, you will be notified via the booking platform. Compensation may be requested from you, or the security deposit may be partially or fully retained. In case of dispute, please notify us immediately by email at gestion@agence-butler.com. Failing any dispute, the condition report will be deemed compliant and accepted without reservation. 



  1. Payment


4.1 Booking and Payment

A 50% deposit of the stay amount is due at booking, and 50% at the latest one month before your arrival. 

During congress periods and summer seasons, the total amount of the stay is payable to BUTLER at booking; it is neither refundable, nor exchangeable, nor modifiable. 

For bookings made less than 30 days before the start of the rental, the guest must pay the full amount. 


4.2 Payment Default

In the event of non-payment by the due dates or breach of any clause of this agreement, and five business days after a simple email reminder remains unanswered, this contract will be immediately terminated and the lessor may invoke Article 1590 of the French Civil Code to retain the deposit paid as initial liquidated damages. 



  1. Liability


All properties have been inspected and checked by Butler. The descriptions provided are accurate and written in good faith. In case of a complaint, the guest agrees to notify us within 48 hours by email or via the rental platform. The guest agrees to cooperate with Butler to try to resolve the issue. Without written communication and explicit authorization from Butler, any guest leaving the property before the agreed date loses any right to a potential refund of the rental amount. Any claims notified after the end of the stay will not result in any refund. Butler reserves the right to terminate the contract before or during its execution if unforeseeable circumstances or force majeure render enjoyment of the apartment impossible. Butler reserves the right to assign another property with similar or superior characteristics. If the guest refuses the transfer of the booking, Butler will refund all sums paid for the reservation; in such case no compensation will be granted.




General Terms of Service



  1. Booking Searches on Travel by Butler


1.1 Search

You can search for a property on Travel by Butler using various criteria such as: dates of your stay, number of guests, preferred neighborhood, or apartment type. Filters are also available to refine your results.

The proposed results take into account your search criteria, as well as other elements such as price, availability, guest reviews, your booking history, listing popularity, your previous stays, your saved listings, and any specific conditions (e.g., minimum or maximum stay length).


1.2 Booking

When you make a booking on Travel by Butler, you agree to pay all fees related to your stay, including:

  • the price of the accommodation,
  • any service fees,
  • applicable taxes,
  • and any other item indicated at checkout (collectively the “Total Price”).

If you choose to pay in a currency different from the one displayed for the listing, the amount will be calculated based on an exchange rate applied by Travel by Butler.

Once the booking is confirmed, a contract is formed directly between you and Travel by Butler for the reserved property—partial or full payment constitutes acceptance. You must comply with all conditions related to this booking, including the cancellation policy and any rules specified in the listing or at payment. It is your responsibility to read and understand these conditions before booking.


1.3 Accommodation Booking

An accommodation booking grants a strictly temporary and limited right to access and use the reserved property, exclusively for the period stated in the booking.

No housing right: the booking constitutes a temporary accommodation service contract. It confers no permanent occupancy right, no right to remain in the premises, and cannot be considered a residential lease, furnished lease, commercial lease, or any other occupancy title.

No domicile election: it is strictly forbidden for the guest or any person occupying the property to declare it as a primary or secondary residence, or as an administrative address. The guest expressly acknowledges that the property remains under the exclusive enjoyment of Agence Butler, which retains full control.

Abusive occupancy: any occupancy beyond the scheduled departure date and time, without prior written authorization, will be considered abusive. In such case, Travel by Butler reserves the right to:

  • immediately apply financial penalties,
  • terminate the service without notice,
  • initiate legal proceedings to obtain eviction and full compensation for damages suffered.

Access and control: in case of breach of these conditions or suspected abusive occupancy, Travel by Butler and/or its representatives are authorized to access the premises and take any necessary measures to protect their rights and the free enjoyment of the property.

In case of abusive occupancy, the occupant agrees to pay rent equal to twice the nightly rate initially paid and to bear all utility charges for use of the apartment, as well as restoration costs in case of damage.

The furnished properties offered by Butler SAS are solely for seasonal rental, as a temporary and leisure residence for the tenant. As such, this rental is excluded from the scope of French Law no. 89-462 of July 6, 1989.


1.4 Listing Description

All information relating to the property (amenities, floor area, maximum capacity, check-in and check-out times, arrival procedures, access, house rules, cancellation policies, etc.) is specified in the listing published on Travel by Butler.

  • Contractual value: the listing forms an integral part of the booking contract. By confirming a booking, the guest acknowledges having read this information and accepts it without reservation.
  • Compliance commitment: Travel by Butler undertakes to provide the property in accordance with the listing description.
  • No subsequent claim: no claim may be based on elements clearly indicated in the listing or brought to the guest’s attention prior to booking (e.g., amenities, floor area, cancellation policy, timings).
  • Autonomous access: when the property provides autonomous arrival (key box, door code, etc.), the guest is responsible for following the provided instructions.


1.5 Digital Onboarding

Before arrival and as soon as possible after booking, the person who booked must complete their digital onboarding via the tool provided by our partner Enso.

This registration includes submitting information required to prepare the stay (arrival time, identity, access procedures, deposit processing, etc.).

Onboarding must be fully completed beforehand. Failing that, Butler SAS reserves the right to:

  • refuse access to the property, or
  • cancel the booking without refund.

Any delay or omission in completing the onboarding may cause delays in key handover and access to the property, without Butler SAS being liable.



  1. Cancellations, Booking Issues, Refunds and Booking Changes


2.1 Cancellations, Booking Issues and Refunds

The cancellation terms applicable to each booking are indicated directly in the listing of the reserved property. Your refund amount therefore depends on the cancellation policy stated in the listing and accepted at the time of booking.

Force majeure: 

  • Regardless of the chosen cancellation policy, a full refund is granted when the cancellation results from force majeure as understood under French law and supplemented by the following events:
  • Declared public health emergencies and epidemics: epidemics, pandemics and public health emergencies declared by competent authorities. Endemic illnesses (e.g., flu) or those specific to a geographic area (e.g., malaria in Thailand) are excluded. COVID-19 is not covered by this policy.
  • Mandatory administrative travel restrictions: binding government orders (e.g., evacuation, lockdown). Non-mandatory recommendations are excluded.
  • Military operations and other conflicts: acts of war, conflicts, invasions, civil wars, terrorism, explosions, bombings, rebellions, riots and insurrections.
  • Large-scale outages of essential services: prolonged power, heating or water outages affecting most properties in a given area.
  • Unforeseeable natural disasters and severe weather events: earthquakes, tsunamis, tornadoes and other exceptional violent phenomena. Seasonal or predictable events are excluded (e.g., hurricanes in Florida during hurricane season, winter weather in the northern hemisphere).

What is not force majeure. The following do not constitute force majeure:

  • personal injuries or illnesses,
  • administrative obligations (jury duty, court summons),
  • non-binding travel recommendations,
  • cancellation or postponement of an event related to the stay (e.g., concert, conference),
  • transport disruptions (e.g., flight cancellation, strike, airline bankruptcy),
  • weather conditions frequent and expected in a given area.

Cancellation by Travel by Butler. If a booking is cancelled by Travel by Butler, the guest receives a full refund of the amount paid, with no cancellation or service fees.


2.2 Booking Changes

Any modification to a booking (dates, number of guests, property, etc.) must be approved by Travel by Butler.

Such changes may result in a revision of the price initially paid (adjustment of fees, taxes or surcharges). The guest agrees to pay any price difference resulting from the accepted change.



  1. Your Responsibilities


You are responsible for your own acts and omissions, as well as those of anyone you invite or grant access to the reserved property, the building’s common areas, and the facilities provided as part of the booking.


3.1 Condition of the Premises

You must leave the property, its contents and the common areas in the same condition as on your arrival.


3.2 Financial Responsibility and Deposit

A security deposit is systematically required for each booking.

Travel by Butler is authorized to retain all or part of this deposit in the event of breaches of house rules, damage or breakage, or unforeseen costs arising from the behavior of the guest or their companions/invitees.

The person who booked is financially responsible for their own acts and those of their companions and guests.


3.3 Accuracy of Information Provided

The booker must accurately declare the total number of guests staying in the property. Any over-occupancy beyond the declared capacity constitutes a violation of the booking conditions and may lead to immediate termination of the stay without refund.


3.4 Incident Management

In the event of a problem in the property (water leak, lock issue, breakdown, etc.), the guest must contact Travel by Butler immediately.

The guest acknowledges they are not authorized to undertake repairs or works themselves.

Any unauthorized intervention initiated by the guest remains at their sole expense.


3.5 Conduct and Respect

You must act with integrity, treat neighbors, other guests and staff with respect, and comply with applicable regulations at all times.


3.6 Minors

If you book for a minor or invite a minor to stay, you declare that you are legally authorized to act on their behalf and assume sole responsibility for their supervision.


3.7 Prohibited Activities in the Property

The person who books expressly acknowledges:

  • not to use the property for any commercial, professional or craft activity,
  • not to organize events, parties or gatherings, whether authorized or unauthorized,
  • not to engage in activities contrary to French law (prostitution, trafficking, fraud, etc.),
  • not to use the property for criminal activities, including those related to terrorism, money laundering or any illegal network.

Any breach of these obligations constitutes a serious violation of the contract and may result in immediate eviction, loss of the deposit, and civil and/or criminal proceedings.



  1. General Application Conditions


4.1 Reviews

After each stay, Guests may leave a review. Your review must be accurate and may not contain discriminatory, offensive or defamatory remarks, or anything that would violate these General Terms of Sale. Reviews are not verified by Travel by Butler and may be unfounded or misleading. Travel by Butler reserves the right to remove reviews it deems contrary to reality.


4.2 Conduct and Integrity

Act with integrity and treat your hosts, neighbors and any third party with respect.

Do not lie, provide false information, or impersonate another person.

Be courteous and respectful in your communications and interactions.


4.3 Use of the Property

Do not organize unauthorized parties, events or gatherings.

Do not conduct any commercial, professional or craft activity in the property.

Do not engage in any activity contrary to French law, including criminal or fraudulent activity, or anything related to terrorism, money laundering or illegal networks.

Do not offer or solicit prostitution services, and in no case facilitate human trafficking.

Comply at all times with applicable French and local laws, including those relating to safety, public order, noise disturbances, health and safety.

You are responsible for your use of the property and your interactions with third parties.


4.4 Consequences of Non-Compliance

Any breach of these rules may result, without notice, in:

  • immediate termination of your stay,
  • total or partial loss of the deposit,
  • eviction from the property,
  • and/or, where applicable, civil and/or criminal proceedings.


4.5 Legal Mandates

Travel by Butler may take any measures it deems reasonably necessary to comply with applicable law or a decision of a court or any other duly authorized police, judicial, administrative or governmental authority.


4.6 Limitations of Liability

Travel by Butler does not guarantee the complete absence of interruptions or errors in access to the platform. Outages or slowdowns related to the internet, telecommunications networks or any technical infrastructure beyond our control may temporarily affect the availability of the site or its features.

Travel by Butler may, temporarily and considering users’ interests, limit access to the platform or certain features if necessary to:


  • preserve the security and integrity of servers,
  • perform maintenance operations,
  • improve platform performance,
  • or respond to exceptional technical constraints.

Travel by Butler assumes no liability for any incident or damage resulting directly from such interruptions or limitations, insofar as they are beyond our direct control.

Travel by Butler cannot be held responsible in case of break-in, attempted break-in or theft occurring during the booking period. The guest is solely responsible for the security of their personal belongings.

The guest expressly acknowledges being required to take all reasonable measures to limit the risk of intrusion, notably:

  • locking the front door when leaving the property or when not inside, unless expressly instructed otherwise by Travel by Butler,
  • closing windows, patio doors and other access points,
  • not leaving valuables in plain sight.

Any failure to comply with these obligations may engage the guest’s liability in the event of an incident.



  1. Indemnification and Competent Jurisdictions


5.1 Indemnification

To the maximum extent permitted by applicable law, the guest agrees to defend, indemnify and hold harmless Travel by Butler, its subsidiaries, partners, officers and employees from any claim, liability, damage, loss or expense (including reasonable attorney’s and court fees) arising directly or indirectly from:

  • the guest’s breach of these General Terms, of the rules stated in the listing, or of any applicable policy,
  • misuse of the property, amenities or associated services,
  • any damage, loss, harm or nuisance caused to third parties (notably neighbors, co-owners, other guests or providers),
  • any breach of French law, applicable regulations or third-party rights (e.g., intellectual property, privacy),
  • any act, negligence or omission by the guest, their companions or invitees.

This indemnification obligation applies only insofar as the claims, damages, losses or expenses originate from a culpable breach by the guest of their contractual or legal obligations.


5.2 Governing Law and Jurisdiction

Travel by Butler is a booking platform operated by Butler SAS, a company registered with the Paris Trade and Companies Register and governed by French law.

These Terms are exclusively governed by and construed in accordance with French law. Any dispute concerning their validity, interpretation or performance falls under the exclusive jurisdiction of the French courts.


5.3 Assignment

The guest may not assign or transfer their booking or any right or obligation hereunder without prior written consent from Butler SAS. Butler SAS may assign or transfer all or part of its rights and obligations to any group company or authorized service provider, with notice as the only formality.



  1. Other Provisions


6.1 Obvious Errors

In the event of an obvious error (typographical, technical or entry) regarding price, currency, taxes, availability or an essential characteristic, Butler SAS may cancel or correct the booking without penalty, with a full refund of amounts paid if the guest refuses the correction.


6.2 Identity Verification

Butler SAS may request, before or during the stay and up to 3 months after, identity documents and/or a payment imprint to secure the booking and prevent fraud. In case of unsatisfactory provision or inconsistency, Butler SAS may refuse access, cancel the booking and apply the applicable cancellation terms.


6.3 Fraud Prevention

In case of fraudulent payment or unfounded chargeback, the guest remains liable for the Total Price as well as banking fees and reasonable processing costs incurred for recovery.


6.4 Access to the Property

Butler SAS (or its service providers) may access the property, after reasonable prior notice, for maintenance, safety, suspected abusive occupancy, incident, leak, or emergency. In case of immediate danger, access may be made without prior notice.


6.5 Lost or Forgotten Items

Butler SAS is not responsible for personal belongings left in the property. Found items may be kept for a short period then discarded/sold if unclaimed. Any shipping/return costs are at the guest’s expense.


6.6 Limitation of Liability

Within the limits permitted by law, Butler SAS’s liability under a booking is limited to the amount actually paid for said booking, except in cases of gross negligence or willful misconduct and excluding bodily injury. Indirect damages are excluded (loss of chance, loss of business, etc.).


6.7 Mediation

Consumer guests are informed that they may use a consumer mediator free of charge in the event of an unresolved dispute with Butler SAS, in accordance with Articles L.612-1 et seq. of the French Consumer Code.


6.8 Contract Language

The GTs may be translated for convenience; in case of discrepancy, the French version prevails.


6.9 Abnormally High Energy Consumption

Energy charges (electricity, water, gas, heating, air conditioning) are included in the stay price within the limit of normal use of the property.

Any energy overconsumption exceeding 25% of the property’s average consumption will be charged to the person who booked and may be rebilled directly or deducted from the deposit.
